One-on-one consulting and coaching on all aspects of rental property ownership and management.

Here’s how it works:
You get a free 15-minute pre-consultation to see if this service will work for you. During that 15-minute pre-consultation you get real information and ideas, not just a sales pitch. This program will not work for everyone, and that is why we talk before you sign up.

At that end of the 15 minutes I will make a judgment as to whether can provide a useful and profitable service to you. If I can, I will ask you if the information I gave you was helpful. If you agree that it was, I will ask you to continue having me as your consultant. Fair enough?

If we decide to work together, we will schedule a mutually agreeable time for the first consultation.

Your investment is $100 per hour and consulting is done on the telephone, unless you live in Tucson, Arizona. We bill one hour at a time, because that is the minimum required to provide adequate help and information, and to do the research that may be required. It does not have to be one hour all at once, but can be broken up into smaller time segments.

How I Work
Regardless of what your situation is, I follow the same process for helping you solve your challenges and resolve your issues.

  1. You explain to me the issues facing you and what you would like to happen in the end.
  2. I ask lots of questions, based on my experience in and knowledge of the industry and business, to get to the real gist of the issue.
  3. I work to simplify what seems to be a difficult or complicated situation.
  4. I provide you with tools you will need to focus on or further refine the desired solution.
  5. Together we create an personalized plan of action to solve your problem or challenge and create a vision of an end goal.
  6. We also create interim benchmarks so you can measure your progress toward success in achieving your goals.
  7. I provide you with a tool to measure the return on investment of your activities

Can’t my Realtor or Property Manager provide me with the same help?
In many cases yes, but they have a vested interest in your buying, renting or selling. I do not.

I am an objective resource.I have your financial interests at heart, not a commission. Since I get paid whether you buy or not, whether you rent or not, whether you sell or not,

  • I will give you a straight, reasoned answer and analysis.
  • If you should buy, I will tell you;
  • if you shouldn’t, I will tell you that, too.
  • If you should rent to that tenant, I will tell you;
  • if you shouldn’t, I will tell you.

What I do not do

  • I do not show property.
  • I do not find property for you.
  • I do not find tenants or screen them.
  • But I will show you how to do all those things and warn you about possible pitfalls.
