Start with the simple stuff-- outside, since this should be a fairly short list, assuming the property is in average-to-good condition to begin with. Giver this place a good walkabout. You know, make note of any obvious defects. The most common? Broken glass, light fixtures or globes, missing screens and screen hardware (very common malady), missing door or screen door hardware, and areas needing caulk or touch-up paint.

Check around widows and doors for air gaprs, or where pipe or wiring enters the house. Make a note to buy colored caulk, so you can stop 'em up. Get measurements for missing screens, and note whether they are wire, or fiberglass (black or gray), so the replacement will match. If in doubt about dimensions, measure another screen of the same window size, or take a screen with you.
